Display Homes- What's included?

Display homes have lots of extras that are not included when you sign up for that house. Every item that will be included in your house will be listed in either your addenda, your plans or your building contract. These documents create the blue print for your home. 

Budgeting for a new home

All queries will be referred back to these three documents. If you have any changes, upgrades or special requirements try to ensure you have them listed on one of these documents before you sign off on them. Changes applied after you sign off ( at your prestart meeting) will normally incur a variation fee (average price $200) + the cost of the change itself.

The GOLDEN RULE of building is.........don't change anything after your prestart meeting! To enable you to work out what your additional costs  (on top of the cost of the display home) might be refer to the list below for standard inclusions.

Standard Display Home Inclusions

  • 1x single power point per room
  • 1x bayonet light point per room
  • 1x TV and phone point
  • 1x single towel rail per bathroom
  • 1x toilet roll holder per WC
  • 1 towel ring per Powder room
  • Paving to driveway up to 6m
  • Paving under alfresco
  • Rangehood or exhaust fan
  • Gas hotplate not electric
  • Ceiling painting
  • Fly screens to aluminium windows and doors
  • Exhaust fan to wc’s without windows (legal requirement) (WC’s with windows exhaust is not required)
  • Ceramic tiled floors to wet area, shower cubicle to 1800mm and over vanity (200x200 standard size tile)
  • Tiled splashback to kitchen (200x200 standard size tile)
  • Vanity sized mirror to 1800mm high
  • Exhaust fans to all bathrooms
  • Trafficable corners to exposed plastered areas
  • Dead bolts to exterior doors
  • Solidcore exterior doors
  • Shower screens- rod and fixed panel or semi frameless
  • Phone point- ensure ADSL compatible line requested from installer
  • Cupboard handles
  • Power point in fridge recess
  • Gas Negus point for heating (not required with reverse cycle air con)

Additional costs in display homes

  • Internal wall painting/ washable wall paint/mould resistant paint to wet areas
  • Fencing
  • Landscaping
  • Washing line
  • Letterbox
  • TV Antenna
  • BBQ gas negus point
  • Light fittings
  • Installation of owner supplied light fittings
  • Downlights and transformers
  • Canisters for Downlights in suspended slab
  • Reticulation
  • Floor covering (carpets/timber floors) Tiling to wet areas is normally included
  • Air conditioning: Heating/cooling
  • Soakwells
  • PVC piping to soakwells over 6m from the downpipe
  • Paving to path areas
  • Paving to any driveway over 6 metres longWall paint not inluded
  • Box gutter to sloping paved areas
  • Skirting
  • Security doors/ windows
  • No Fly/ security screens to entry doors or timber doors
  • Security system
  • More than 1 towel rail per bathroom
  • Window dressings (curtins/blinds)
  • Earthworks
  • Hard digging
  • Retaining walls
  • Smart wiring
  • Exterior taps for garden hoses
  • Check ceiling height throughout– not just higher in living areas

Additional extras you may want in your new home

Checkout if you get

  • Water outlet to fridge recess for cold water on fridge door
  • Phone point for Fridge internet
  • TV wiring in conduit not just chased into render (if you’re installing speakers etc later)
  • Conduit laid under paths and paving for future reticulation piping to be passed through
  • Power for water feature
  • Power for alfresco fan/ lighting
  • Gas negus point for BBQ
  • Exterior garden lighting
  • Extra gas negus point to a large/ 2 storey home if using gas heaters not ducted air con
  • Large drawers to kitchen in lieu of cupboards
  • Pot drawers
  • Shower heads on rails
  • Non standard size tiles
  • Extra height tiling
  • Border or listello tiles
  • Tapware upgrade- can be very expensive
  • 3 phase power if you’re having a pool or workshop

Check if you get

  • More than one exterior garden tap provided
  • Raised ceiling height to living areas only
  • PVC or porcelain basins
  • Porcelain toilet cistern
  • All exterior timber doors are SOLIDCORE
  • Allowance for double GPO’s not just singles
