Find a Supplier

Having a budget of $10,000 will give you quite a large range of options. Whilst it won't get you bespoke cabinets, granite benchtops and european appliances there is still lots of choices in this price range. Of course if you have a larger budget there are many companies out there who can design, supply and install the entire space for you.

The best way to keep costs down is to keep all your services in the same places. Don't move the sink, dishwasher, oven, hotplate or rangehood unless its utterly unavoidable. Moving any of these means a plumber or electrician. Whilst you will need tradesmen to hook up hard wired electrical appliances, gas appliances and the plumbing, this charge is a lot less than having fittings moved or relocated to another wall.

Flat Packed Kitchens

Flat packed kitchens are great value for money, you can DIY the installation .............or for a fee you can have the kitchen installed by a professional. $10 000 will get you completely new kitchen cabinetry and if it's not too big might cover installation as well. If you want to DIY there are heaps of suppliers around (Ikea, Masters Home Improvement, Bunnings, and numerous local and online suppliers servicing Australia wide). Its really best to be able to touch and see what you are buying, even if its only a sample. Photos can be rather misleading and you don't want to be disappointed when the kitchen arrives.Modern red and white kitchen

Imported Kitchens

A fairly new type of kitchen available in Perth is an imported kitchen. Here you can get real bang for your buck. There are various options available.......kitchens with gloss lacquer doors, solid benchtops, lots of drawers, glass overheads and inset sinks supplied for around half local pricing. Normally sourced out of Asia. These kitchens can vary widely in quality. I recommend finding a supplier aligned with a really reputable parent company. The supplier will arrange all the import and installation for you including plumber and sparky if you need. These companies all have design services where they can email your plans for costing, have adjustments made, then the order is sent overseas. Leadtime from order to delivery is normally between 8-12 weeks. Some kitchens are flat packed others are imported as pre built units, pre built is obviously quicker to install and means less down time than a flat pack option. But with some suppliers you may be restricted to 600mm and 900mmm modules only.

Some suppliers can even include appliances at low cost- oven, hotplate, rangehood, dishwasher, sink, mixer etc.

Questions to ask

  • Are the carcass backs glued and screwed or just stapled?
  • What are the end panels finished with
  • What is the manufacturers enviromental policy- are low VOC glues used
  • Are the doors / drawers soft close
  • Are the draw runners and hinges from a reputable supplier
  • Is hooking up the appliances (oven, hotplate, rangehood, sink, mixer tap) included in the price

Granite Resurfacing

If your kitchen is fine but a little dated try having the benchtops resurfaced with granite or stone. This process involves using the existing benchtops as the substrate for your new benchtops. The tops are made and finished offsite and then installed in one day. The new top is a thin layer of granite / stone that covers your existing benchtops, including new edges. It is cheaper than having entirely new granite benchtops made but still has all the advantages of a solid stone top. You can also have new cupboard doors installed at the same time if you want.Granite benchtops undermount sink

New Granite / Stone Benchtops

Having new benchtops made will use most of a $10 000 budget and maybe more (depending on the size of your kitchen). Waterfall ends, upstands and splashbacks will all add to the price. If you choose an edge profile that is thick and requires more 'machining and polishing' this will also increase your price. However granite tops will last forever and always look beautiful. Go to the yard and choose your own stone as all slabs are unique. Some suppliers are reducing costs by importing slabs with one edge already machined.

Splashbacks

If the tiles in your splashback are looking really old and disgusting, think about getting a new splashback. I recommend surfaces with minimal or no joins. Joins just collect dirt as you can see from your existing tile grout.

AppliancesMiele Induction hotplate

You can always upgrade just your appliances for this budget, oven hotplate and rangehood. An appliance upgrade will require a plumber and electrician to hook everything up. Remember to choose new appliances that are the same size if not bigger than the ones you have so that the cutout will fit or can be increased. Check clearances all round....depth width and height before purchasing.

Kitchen Floor

Kitchen floors can also need revitalising. Whilst there is always the option of retiling, this can be a messy and disruptive process. There are new products out that can be layed directly over your exisiting floor giving an amazing finish and can be walked on the next day. One example is Kerlite it is a 3mm thick porcelain tile with a fibreglass backing. It comes in large tile sizes 1000 x 1000mm or sheets 3000 x 1000mm. It behaves just like a new porcelain floor but has few joins and doesn't require you remove the exisitng floor. It can also be used for vertical surfacing say in showers and bathrooms in lieu of full height tiling. Visit the Smart supplier tile page for local suppliers

The secret to a good kitchen is functionality. How you need your kitchen to function may be diferent to how your friends kitchen needs to function. Think about your needs now and into the future
